To that end, Chuck Burke and David Charitat founded Life in the Sun Luxury Homes, LLC, with the intent of doing everything possible to earn our clients’ trust, establish and maintain that crucial long-term relationship, provide our clients with a world-class, curated, buying or selling experience, and ultimately get the deal done by helping our clients acquire or sell their real property in a fair, legally supportable, and timely transaction.

- Market knowledge – Chuck and David regularly take the time and effort to ensure they are intimately familiar with the luxury home market (concentrating on homes valued at $1.5 million and higher) in Brevard County and throughout Central Florida, closely monitoring current sales information, evaluating trends, and maintaining currency local, state, and national economy as it specifically relates to luxury real estate sales.

- Process expertise – David and Chuck are established experts in all phases or the real estate transaction process, including identifying and evaluating prospects for buyers, strategic pricing of properties for sale, listing and marketing properties for sellers, completing timely and legally sufficient real estate transactions.

- Curated Marketing Strategy – For sellers, Life in the Sun develops and employs a unique, tailored marketing plan for each property.  The marketing strategy is designed to be specific to the luxury market, to identify and target the optimal distinctive potential buyers, to accentuate the distinct assets and advantages of the individual property, and to utilize well-established and proven techniques to market and sell luxury properties.

- Staging and Presentation – For sellers, Life in the Sun employs, at our expense, several professional decorators to stage and prepare all our properties for sale.  We work closely with the sellers to countenance the premises is a way that amplifies the property’s unique character and presents it to potential buyers in the most attractive manner possible.

- Exclusivity/Dedication/Availability/Responsiveness – Chuck and David consider this among the strongest assets of their business model.  First, as a team, we deal exclusively with luxury properties.  We manage a very small number of clients at any given point in time, which allows us to ensure that we are always available to our clients, potential buyers, and other business contacts.  All of our clients get both our cell phone numbers and email addresses – one of us will invariably respond immediately to any communication.  Accessibility and responsiveness are hallmarks of our philosophy and business practice.

- Negotiating and Closing Skills – Both Chuck and David are experienced and skilled negotiators.  Chuck is a life-long salesman and real estate professional; David is lifelong attorney and has negotiated countless legal disputes and business transactions.  We work closely with clients and tailor our negotiation strategy to each client’s unique desires and needs.  We represent our clients with top-notch representation and ensure they are on the strongest footing in any negotiation.

- Avoidance and Elimination of Legal and Other Obstacles – David and Chuck are both very experienced in bringing well-founded real estate transactions to completion.  We pride ourselves on the “an ounce of prevention is worth a pound of cure” approach, meaning that we take great pains to identify potential problems and issues early in the process and work to avoid or eliminate those issues before they become obstacles to the transaction.
